Cross-Border & International Buyers

Helping buyers from Mexico and beyond purchase property in Laredo and South Texas — in English or Spanish.

Buying property in the U.S. as a foreign national

You do not need to be a U.S. citizen or resident to buy real estate in Texas. Many of our clients live in Mexico and purchase homes, land, or investment property in Laredo and Zapata County — for personal use, family, or investment.

What's different about the process

  • Financing options

Foreign national loan programs exist, though terms differ from standard U.S. mortgages — typically requiring a larger down payment. Many buyers also choose to pay cash.

  • Tax ID requirements

Foreign buyers generally need either a Social Security Number or an ITIN (Individual Taxpayer Identification Number) as part of the purchase process.

  • Remote closings

Many closings can be handled remotely or with power of attorney, so you don't always need to be physically present in Texas for the entire process.

  • Bilingual support, start to finish

Jose works with clients in both English and Spanish, and this entire website can be viewed in Spanish using the toggle at the top of the page.

This is general information, not legal or tax advice. Cross-border purchases involve requirements that vary by individual situation — work with a qualified attorney, accountant, and lender familiar with foreign national transactions.
